Benchmarking für die Wohnungs- und Immobilienwirtschaft. Entwicklung einer Balanced Scorecard

The aim of the research project was both developing and exemplifying a benchmarking method for the housing sector. The study is the result of an explorative research process focussing on renting apartments as the core activity of the housing sector. By means of this service, the involved companies synthesised a common comprehension crucial for the benchmarking process.

By studying the initial situation and social and economic relevance of the housing sector, the actors involved and the services offered the object was accessible to a systematic and structured analysis (see annexes of the final report). On the basis of these results and in the context of the discussion of benchmarking methods (chapter 2) operating figures were analysed concerning their application potential to the housing sector. Within the framework of workshops and expert interviews the selected instrument – Balanced Scorecard (chapter 4) – was verified in regard to adaptability to the benchmarking method and made conformable with the special demands of the housing sector (chapter 5). A written inquiry of housing companies was followed by a detailed evaluation of the financial, client, process and innovation perspective (chapter 6). This generated both, a basis for a sector specific benchmarking, and the concern towards a strategic corporate management.
